How ranking works

Every agent has a score out of 100, and that score affects where their listings appear in search. The whole formula is below. We publish it because the behaviour it rewards is the behaviour that makes this site worth using — and because a ranking nobody can see is just a rumour.

You cannot buy rank. There is no paid placement in search results, and the number of listings you post counts for nothing. Posting more is not the same as being useful.

Keeping listings verified

Confirm each listing is still available when we ask. One tap. This is the single biggest factor, because it is the whole reason renters trust the site.

Replying to renters

18 pts

Median time to respond to a lead. Measured from the first contact, capped at 48 hours.

Filling in the details

17 pts

Electricity rate, residence registration, contract language, deposit terms, internet speed. Renters filter on these, so listings that answer them get seen more.

Real photos

10 pts

At least six of your own photos, covering the main rooms. Reused or stock photos do not count.

Getting your listings seen

10 pts

How many people actually read your links, and how many of them enquire. Counted per reader, not per post — sharing the same link twenty times into the same group earns nothing, and posting somewhere nobody reads earns nothing either.

Accuracy

Renters can report a listing as already rented. Repeated reports cost points — listing something you have already let is the fastest way to lose rank.

Freshness beats everything

Separately from your score, each individual listing is ranked by how recently it was confirmed available. A listing confirmed today from a brand new agent will outrank a month-old listing from a Gold agent. That is deliberate: a new agent who keeps their listings honest should not be buried, or nobody new would ever join.
